-Rental Agreement & Security Deposit: For reservations made outside of Airbnb, a rental agreement must be signed and returned prior to arrival. A security deposit hold may also be required and will be released after departure provided no damages or policy violations are reported. You will receive instructions after booking. These requirements do not apply to Airbnb reservations.

Rules

Additional: Guests must send a photo of a valid ID that matches the name on the reservation via message before receiving check-in instructions. -***Occupancy limits per the number stated in this listing are strictly enforced per city ordinance -and full names (legal first and last names) guests must be provided upon booking. -One parking spot per reservation in the driveway. Only standard-size personal vehicles are permitted, and no trailers, boats, vessels, recreational vehicles (including RV’s, campers, mobile homes, 4 wheelers, etc.), buses, box trucks, oversize, or commercial vehicles are allowed—$ 500 fine for violation. Violation may result in immediate cancelation of the reservation without a refund. -Host reserves the right for service providers to access the exterior of the property to maintain landscaping, provide pest control, and provide other maintenance services during the guest's reservation -No parties/events/gatherings. Any guest/group found to be having a party will be required to leave immediately without a refund for any remaining night(s). $500 fine for violation. -Quiet hours are from 10 PM- 9 AM. Any noise complaint will result in a $500 fine. Violation may result in immediate cancelation of the reservation without a refund. -No indoor smoking. Smoking includes but is not limited to cigarettes, hookah, vaping, pipes, cigars, and any cannabis use. Outdoor smoking at least 10 feet from the building is permitted, and all windows/doors to the unit must remain closed while smoking outdoors. $500 fine for violation. Violation may result in immediate cancelation of the reservation without a refund. -If you would like to bring a pet, you must inquire BEFORE BOOKING regarding breed limitations and agree to our pet policy (1. Immediately clean up pet waste and dispose of bagged/sealed waste in an outdoor trash bin or provided pet waste receptacle, if provided. 2. Keep them leashed or crated anytime they're outside. 3. You acknowledge responsibility for any damage caused. 4. Pay the pet fee prior to receiving check-in instructions.). There is a $100 non-refundable fee per pet to cover the additional cost of cleaning. -Checkout is at 11 AM. If you want 12 PM noon checkout, please inquire whether it's available for your stay (for an additional $25) by 9 PM the night before your scheduled departure! Requests made after this time will not be able to be honored since it affects the cleaners' schedule. -Check out time is 11AM unless otherwise agreed upon with the host and late 12PM check out fee is paid prior to 10PM the night before check out. Failure to check out on time will result in overstay fees. -Check-in is any time 4 PM or later. Due to increased precautions, if you want to request early check-in or to drop off bags before 4 PM, that must be requested and approved in advance. Due to the cleaners' schedule, requesting early check-in or early bag drop-off does not guarantee it will be possible. -Since South Florida has a sub-tropical climate, it almost never gets even close to freezing, which leads to it being a desirable climate for humans, geckos (brown anoles), and insects. While rare, and despite routine pest control, it is possible for an insect or gecko to get inside through an open door, window, etc. Refunds for finding insects or geckos are not given. -We stock the initial supply of consumables (like toilet paper) and towels/linens based on the capacity of/sleeping arrangements in the unit. Additional consumables or towels/linens are available for an additional fee. -Do not adjust any mounted TVs. Due to its size and weight, it can't be swiveled/moved. -To help ensure the safety of our guests, the property is monitored with exterior cameras. These cameras do not infringe upon any private area as they are all exterior. Exterior Cameras capture and record audio and video. No unplugging, moving, or any alteration of the security cameras or any of its cords, base station, or any other parts/apparatus. $1000 fine for violation. Violation may result in immediate cancelation of the reservation without a refund. -It is unlawful for a sexual offender or sexual predator to occupy this residence and if so determined pursuant to subsection 15-278 [8] of this Code and the certificate of compliance number shall be included in all advertising. -Crypto mining or similar activities are not allowed as indicated in our listing. - Any guest who would like to have packages delivered at all must first obtain host permission. No packages may be delivered to the property outside of the guest’s booked and paid reservation dates. We are unable to store packages before or after a guest’s reservation. While we accept packages, please be aware that receiving USPS mail is NOT permitted. For any mail-related needs, we recommend utilizing local post offices or other available mailing services in the area. - Once the stay has been completed, it is mandated that guests refrain from leaving luggage or personal belongings upon checkout. Please be aware that we do not possess a storage facility for such items. -Please treat the property as if it were your own for your enjoyment and future travelers. -Reviews are the lifeline of hosts and travelers! I had a wonderful 10-day stay at this property! The space was exceptionally clean and comfortable. One of the biggest perks was the hassle-free parking in the dedicated spots, which can be hard to come by in this area. The location is unbeatable right off Las Olas, making it an easy 15-minute walk to all the great restaurants and bars. Plus, being able to utilize the free Circuit rideshare service made getting around incredibly convenient, and it’s a very quick drive to and from the FLL airport. Inside, the bedroom was spacious, and the powerful fan provided in the room absolutely came in clutch. Having an in-unit washer and dryer was also a massive game-changer My only real complaints were the lack of a full-length mirror and the absence of a designated workstation or small desk. If you need to get some work done during your stay, you might have to improvise. Overall, it’s a fantastic, clean, and well-located spot. I would definitely recommend it and would happily stay here again!

Loved my stay at Jonathan’s place. From being right on the intercostal to how walkable it was to downtown and to the beach, it could not get better. Loved having an in-unit washer and dryer and always felt comfortable and at home even on the rainy days spent inside. Something’s I would change would be the hall light outside the unit is so bright it lights up the master bedroom (can’t be helped by the host) but did need some getting used to. Also the internet was spotty a few times but for the most part did not have issues. Loved my time and would definitely book again!

I had a fantastic stay! The place was exactly as described—clean, comfortable, and thoughtfully set up with everything we needed. The location was perfect, making it easy to get around and enjoy the area. The host was responsive, friendly, and made check-in and check-out a breeze. Great spot by the water and super walkable area around the town. Only 15 from the bars and a cheap uber to nicer places in downtown. Great location and a good place for 2-3 people. It was a bit crammed with 4 people, but still definitely worth the value. Overall a great stay and a very understandable and proactive host! Thank you Stay!

Walking distance 1 mile to the very happening district(many bars and restaurants, Riverwalk Fort Lauderdale and also approx 1 mile to Las Olas Beach. Stayed for 5 nights in Feb 2026, got lucky neighbors are quiet. There is a huge apartment under construction just across the street, construction started 8am to 4/5pm, that’s annoying if stay indoor during daytime.
